Today we are going to talk about what has been going on lately in the Tahoe-Truckee real estate market. We will go over some of the November statistics and let you know what is going to happen in the near future.
Right now, we are in a fantastic seller's market. Our inventory is the lowest it has been all year and makes selling now a lot easier. Sellers who keep their property on the market during this time of year are motivated and want to get their properties sold before the end of the year.
Likewise, a lot of buyers out there are wanting to make purchases before the end of the year for tax purposes. Buyers in our market can still take advantage of incredibly low interest rates and afford more of a home now than when interest rates rise in the next year.
As we head towards the end of the year, its time to examine where we are at now and what trends are most influencing the market.Right now, we have 998 homes on the market, which comes out to about a 10 month supply of inventory.
We are also seeing, on average, 188 homes come on the market each month. In the long term, what we are seeing is a stabilization of the market. We will probably see a level market like this for the foreseeable future.
The average days on the market right now is 251 days. So keep in mind that when you put your home on the market, things could go one of two ways. You could get lucky and sell your home quickly by finding the right buyer, or you could have your home on the market for up to 6 months.
