Is It Time for You to Buy or Sell in Our Tahoe-Truckee Market?


Are we in a buyer’s or seller’s market? The answer depends on your location, but it’s arguably a good time to both buy and sell.

A lot of my clients often ask, “Are we currently in a buyer’s or a seller’s market?”

Right now in the Tahoe-Truckee area, the answer depends on which neighborhood you’re looking in. For example, in Lahong, there are more than 22 great homes for sale, and about two to four are selling every month. The same is true for some of the high-end homes in Tahoe-Donner and around the lake.

If you’re looking for a high-end property, it’s definitely a buyer’s market. If you’re a first-time homebuyer looking in the $400,000 to $500,000 range, you’ll face a lot of competition, so that price point is definitely a seller’s market.

Our current inventory is about 12% less compared to where it was at this time last year. Supply is down, but there is still quite a good selection of homes on the market. Inventory isn’t quite low enough to cause prices to spike—they rose 5% from January to March, but they’ve since stabilized and are now what’s keeping our market level. Interest rates are still very low as well, especially on jumbo properties, and some of our clients are still getting rates between 4% and 4.25%.

Supply is down, but there is still quite a good selection of homes on the market.

To summarize, it’s not only a great time to buy, but it’s also a great time to sell because you’re selling in a market where buyers can get incredible rates on their loans. We’re still about 10% below our peak pricing, so buyers should be aware that we still have quite a ways to go in terms of appreciation.

As a seller, you need to pay attention to what other homes are selling for and make sure yours stands out in terms of its condition. As always, listen to your Realtor and stage your home as best you can to attract the best buyer possible.

How Does the Tahoe-Truckee Spring Market Look?

The spring real estate market is here. What’s happening in the Tahoe-Truckee market? 

Inventory is still exceptionally low. New listings are down 24% this year compared to last year. As a result, we have also seen a 16% decrease in sales. 


However, the median sales price is up 11%. 

In the last three weeks, more homes have come on the market now that people are able to get out of the snow and get their houses ready for sale. 



Homes that are priced right and in great condition will sell quickly.

Your 2016 Tahoe-Truckee Real Estate Market Wrap Up



2016 is almost over, which means now is a great time to reflect on how the Tahoe-Truckee real estate market has changed in the past year.

What happened in our 2016 real estate market? 

Overall, more homes sold in 2016 than in 2015 and home sales went up by 15%. The average sales price is up 11%, and the median sales price is up 5% over the last year. 

These numbers can be deceiving because each neighborhood has its own dynamic. For example, in our more popular neighborhoods like Donner, Glenshire, Donner Lake, North Shore, and West Shore, we saw minimal growth of 1% to 3% in the median and average sales price. 

There were some interesting anomalies in our 2016 real estate market. 



2016 saw some interesting real estate anomalies.


In Martis Camp, home sales doubled in 2016. However, the average sales price is actually down by 6%, and the median sales price is down 14%. In Squaw Valley, sales also doubled but the average sales price went up 7%. On the other hand, the median sales price went down by 4%. 

So, who were the winners in 2016? The neighborhood of Brockway Vista saw a 4% increase in the average sales price and a 14% increase in the median sales price. That’s the result of new streets and redevelopment in the downtown area. Brockway Vista also went down the most during the economic downturn; now, they have made a full recovery. 

Northstar also saw a significant increase in the average sales price—the average is actually up 46%! The median sales price jumped up even further, increasing by 63%. Why the huge increase? You can thank the new Mountainside development for that.  

If you haven’t been to Northstar lately, there are some incredible new homes out there that are definitely worth taking a look at. The question is, will Northstar overshadow Martis Camp? Only time will tell.

Forecasting the Tahoe Truckee Market




Over the past year, the average sales price rose in Tahoe Truckee by 8%. We’re now marking a transition from a buyer’s market to a seller’s market.

How did October look for the Tahoe Truckee real estate market? 

Right now, we’re making the transition from a buyer’s market to a seller’s market. Our overall inventory is shrinking—we went from more than 1,000 homes and townhomes on the market at the beginning of last month to just 800 by the end of it. We also saw more than 190 houses and condos come off the market. 

It’s not uncommon to see frustrated sellers want to take advantage of getting some rental income at the end of the year, so we’ll probably see most of those properties come back on the market in April or May. In the meantime, the sellers that decide to stay the course can take advantage of the low inventory.

From October 2015 to October 2016, our average sales price rose 8%. In certain neighborhoods, though, pricing has remained flat or even dropped a little bit. For example, in Tahoe Donner, the current average sales price is $634,000. In October 2015, it was $643,000.

Why the fluctuation? With a lower amount of inventory, prices start creeping up. What happens then is that we start getting more inventory, and when the buyer activity doesn’t match that increase, prices tend to flatten out.

Our Fall Market Is Great for Home Buyers & Sellers



The fall is a great time to buy and sell real estate in Tahoe/Truckee. Inventory is low, and buyers and sellers alike are looking to get a deal done soon.

The fall is one of my favorite times to buy and sell real estate. Inventory has started to drop off, and buyers who are purchasing seem more motivated in getting a deal done before the winter. The same goes for sellers.

Right now, we have 1,002 homes on the market in Tahoe/Truckee, with 626 of them being single-family homes. This number is actually up from last year, when there were only 473 homes for sale. 

The average sales price right now is $950,000, which is up significantly from the average of $849,000 that we saw at this time last year. That’s a big jump. In certain neighborhoods, we are seeing even more interesting trends.

Last year during the month of September in Tahoe Donner, we saw 23 homes sell. Last November, we saw 30 home sales in Tahoe Donner. This last month, we had 38 properties sell. With only 70 homes currently on the market, this is great news for sellers in Tahoe Donner. 

In Lahontan, there were over 25 homes for sale last year. Right now, there are only 15 homes for sale there. Inventory in certain markets is dwindling down to almost nothing. 

If you are a buyer right now, there are some really good deals. There are sellers out there who would really like to get a deal done before winter. As a seller in this market, your competition is way down.

Fall Real Estate Forecast for the Tahoe Truckee Area



What happens in the Tahoe Truckee market as summer comes to a close and kids go back to school? Well, I’ll let you in on a little secret: in the fall, we actually see an increase in the number of homes that sell.
For example, we had 93 homes sell in August of last year, 117 in September, 115 in October, and 228 in November. What makes this good for sellers is that during this time, fewer and fewer homes are listed on the market. Last August only saw 154 new homes listed, 139 in September, 101 in October, and in November, only 125 homes were put on the market.
At the same time that fewer people put their homes up for sale, a lot of other sellers also take their homes off the market so that they can ski lease them. Yes, a seller will get some income from renting their home for the winter, but this sets them up to go back on the market at a time when everybody else is listing their homes in the spring and summer.

So if you’re a seller and you’d like to set yourself apart while taking advantage of the declining supply and increased demand of the fall months, then it would make sense to list your property for sale now.

Another reason why this fall selling season is going to be a busy one is because our interest rates are still incredibly low – many of our buyers are getting rates that are under 4%. In addition, as we get into the fall, seasonal motivation tends to push buyers to purchase a home before wintertime, so demand will still be very high.

Tahoe-Truckee Market Report for June 2016

What’s happening with the Tahoe-Truckee real estate market for the month of June 2016?

Right now, there are 682 homes for sale in the area, with 86 having already been sold for the month. Basically we have an eight month supply of inventory of existing homes for sale. During the same time period, we also had 152 homes come on the market. As you can see, we’re having more homes come on the market than are selling, which is typical for this time of year. Last year we had 103 homes sell during June. The average days on market during that period was 75, whereas this year that number is 81.

What’s happening with the prices right now? Overall, our sales are up over 11%, so we’re seeing 11% more homes sell than we did last year. Our average is up 2% and the median price is up 6%. As we’ve previously discussed, certain neighborhoods are hot right now in the Tahoe-Truckee area. For example, the sales in the Tahoe-Donner neighborhood are up 31%, and the average sales price is up 3%. Over in our Truckee neighborhoods, sales are up 38%, and the average price is up 5% over last year.

Today I wanted to touch on what’s hot and what’s not in the real estate market up here in the Truckee Tahoe area.

Overall right now, our sales are down about 10% with the average price up about 7% in Tahoe, but these numbers are quite different in certain neighborhoods. In Tahoe Donner right now, sales are up over 15% right now and the average price is also up 7%. Out in the Martis Valley, the sales are also up around 14% percent and the average sales price up about 6% as well.

Over in the Glenshire area and the surrounding neighborhoods, sales are down about 31%, but the average price is up 14%. Why is this? Because the inventory is so low right now that prices are being driven up. If you have a house in say, Tahoe Donner, priced between $700,000 and $1.3 million, we’re seeing bidding wars, multiple offers, a lot of activity and a lot of demand. If you have a house in the Glenshire market and you’re thinking about selling - wow! Now is the perfect time.


So what’s not hot right now? Homes that are a little dated, need some repairs, aren’t presented well, or are priced higher than the competition tend to sit on the market right now. Even nice, beautiful homes that are priced even $15,000 more than the competitively-priced homes are also sitting on the market. If you’re a buyer, I’d highly encourage you to make offers on those types of properties. Even if they’re a little out of price range, take a look because there’s not a lot of competition for them.

Today, we’ll be discussing the latest real estate market conditions in the surrounding Truckee and Tahoe area! Alongside low interest rates, buyer demand is increasing, and inventory is falling as a result.

Because of both factors, sales are up by 4% compared to last year. Additionally, the median price has increased by 9%. That doesn’t sound like much, but in certain neighborhoods, it makes a huge difference and those markets significantly favor sellers.


For example, in Tahoe Donner right now, there are 56 homes for sale. Thirty-nine properties sold within the last two months, and only 52 homes entered the market to take their place. That means if you’re in Tahoe Donner, you have a 50/50 chance to sell already in March! To increase those odds even more, for sellers everywhere, your home should be in great condition at an aggressive price. We can help you do just that!

What Should You Know About the Truckee Real Estate Market?

Today I would like to provide you with a brief real estate market update for the Truckee area. It's an exciting time to be a home seller right now, and I'll tell you why in a moment.

We can tell that people are serious about buying because the number of homes that have gone into escrow have nearly doubled. In the last week of August we had 30 homes go into Escrow, and then from August 30 to the present we have had 51 houses go into Escrow.


This isn't to say that supply isn't keeping up with demand because we have seen 72 homes come onto the market in the last 9 days. This tells me that the market is actually accelerating and homes are finally selling.

So, what's the bottom line here? If you've been thinking about selling your property, now is a phenomenal time to do so. Feel free to contact me and we can set up a plan to sell your home for top dollar.

Hey there everyone, today I am going to give you a quick summer real estate market update for Tahoe and Truckee. To get started, we are seeing our inventory really start to increase, as well as flattening home prices in most areas. This is totally normal for this time of year.

This year, we have seen some great improvements over our numbers from 2014. We took a look at the numbers through June 2015, and compared them to the numbers from June 2014. Here is what we found:
  • Our sales volume is up 6%
  • The average home price is down 8%
  • The median home price is down about 11%
  • There are 7% fewer homes on the market


As you can see, the market is starting to level out a bit. This is not to say you should hold off if you are thinking of selling. What it is saying is that at this time of year, you've got to price your home right and have it in good condition in order to sell quickly.

During this time of year, we always see inventory increase. In fact, we have seen our inventory grow by nearly 100 in just over a month.

Hello and welcome back! Today, we want to share a quick market update, so you know what to expect from the Truckee market in the coming months!

The number of homes sold is down, but in most areas the average and median prices have risen! Additionally, the inventory of available homes has dropped.

The conditions in our high-end luxury market are a good example of recent trends. Sales are down 34% when compared to the same time period year to date in 2014. However, the average price is up 4% and the median price is up 10%! Also, inventory is down 10%, which is great news for sellers.

In Tahoe Donner, sales are down 22%, but the median price is up 8%. The general sales in this area are between $400,000-$750,000. It has been difficult, however, to find enough inventory to satisfy buyer demand. In the primary home market - like Sierra Meadows, Prosser, and Glenshire - sales are down 30%, but the average price is up 22%. Additionally, there are 5% fewer homes on the market. Again, we're having trouble satisfying buyer demand, so it is a fantastic time to list! 

Lastly, in the Donner Lake area, there are 57% fewer home sales now than there were last year. This may have something to do with the lack of snow we had this winter season. Despite a sharp drop in sales, we saw the average price jump up over 31%! This is with a drop in inventory of 27%!

As you can see, now is the time to sell in the Truckee area. Inventory is low and prices are high, so if you take the right steps toward selling, you should have great success! It's time for yet another Truckee market update! Specifically, we want to discuss the impact the recent California drought has had on our area market. Skiers surely aren't happy about the lack of snow, but how has the market at large reacted?

Despite the lack of ideal weather conditions, we haven't seen anything out of the ordinary as far as the real estate market is concerned here in Truckee. In fact, it keeps improving steadily as we move closer to the busy spring season. When compared to this time last year, the number of sales is up 33%, despite a slight rise in inventory. That's not all, the average sales price of homes jumped from $610,000 in 2014, to $721,000 this year! 

In Tahoe Donner, homes priced over a million dollars are selling really well right now! In general, homes that are in really great condition in the $500K-$800K price range are selling as well. When looking at the North Shore and West Shore of Lake Tahoe, newer homes or homes in like-new condition are selling fast - in the last two weeks, we've had bidding wars on two homes in the area priced between $600K-$900K! Talking to other agents in the area, we've noticed that there aren't even enough homes to sell to the many people who are looking to buy! So, if you've been on the fence about selling, now is the time to take advantage of the market and get a great value for your home!

Tahoe/Truckee Real Estate Market Update for Fall 2014

The fall is one of the best times to buy and sell property in the Tahoe/Truckee area. There are some really hot neighborhoods right now that have some incredible deals out there. First, let's take a look at some of the latest market statistics.

There were 1,173 homes listed on the market from May to August and 549 of those homes have sold. There are still a lot of great homes out there now and nearly all of them will sell this fall.  

If you are a seller in this market, there are 3 critical factors that will determine whether you are going to be able to sell your home. You need to price correctly, make sure your home is in top condition, and it always helps when your home is in a good location. These are 3 of our key objectives  with every one of our listings.

Should you Sell Now or Later?

 Welcome back to our video blog! Today I would like to talk about a dilemma that many prospective home sellers in Tahoe Truckee have. Should you put your home on the market now, or should you wait to see what the future of the market holds? I want to clear things up for you so you can make the best decision possible.

Right now, Tahoe Truckee is a very stable market. Prices are stable on homes and we are seeing a lot of strong sales right now. This is a very easy market to sell in. There are buyers, there is lots of activity, overall a very dependable market.

We are still seeing increased inventory, but sales are increasing with them as well. We could be getting into a situation in the next few years where the supply of homes exceeds demand. This will cause your home's value to drop. Right now, however, the supply and demand is balanced. If you were even entertaining the though of selling your home, now is the most opportune time.

Tahoe Truckee Real Estate Summer 2014 Market Update

If you ask somebody in the Tahoe Truckee area what their favorite time of year is, the answer that you are likely to get is summer. Summer is the best time in Tahoe for a  lot of us. The beautiful weather seems to make everything better, and the housing market is no exception.

Right now, we are experiencing what I would call a neutral market. Prices are starting to stabilize, while inventory continues to steadily increase. Interest rates also continue to be as low as 4.25%. These are all great signs for somebody who is looking to buy a home. Now is the time to take advantage of this market.  

We are also seeing big price increases all over the market. The biggest increases we are seeing are in the high end luxury markets, or homes valued over $2m. We are seeing similar increases with our lower end homes (priced between 300-400k) as well. For the rest of the market, we are seeing price increases of nearly 12% since the beginning of January.
