Even the most updated and beautiful homes feel cold and barren when they are vacant. Having furniture and light decor makes a huge difference! Staging allows us to come in and properly present the house as a home: a place where buyers can see themselves and their families living comfortably.

Avoid These Mistakes to Ensure Top-dollar for Your Next Home Sale!

Welcome back to our continuation of the Six Most Common Mistakes a Seller Makes When Listing Their Home. The remaining three are:

4. Reduction of showing time. This means that when a buyer is ready to look at the property, a seller may be busy or the home may not be ready and they don’t allow the house to be shown. Since we are in a “second home” market, buyers can be last minute – allow yourself flexibility when you have a qualified buyer ready to view your home.

5. Insufficient price reduction. This is when a seller reduces the price of their home, but doesn’t reduce it enough! If a home is seeing a lot of showings but not receiving any offers, the home is about 5% overpriced. If a home isn’t seeing any showings at all, the home is about 10% overpriced. Reducing a home’s price by $10,000 may increase showings, but still won’t generate any more offers. By reducing a home’s price by 5%, more than one offer will be generated and a bidding war could start. This could even raise the price of the property!

6. Poorly timed price reductions. Often times sellers wait too long to reduce the price of their home. Homes sell best within the first 30-90 days on the market; after that, the listing becomes stale and buyers begin to wonder what the issue is with the home. If there has not been multiple offers made on the property after the first 30 days, action should be taken right away. This communicates to buyers that the seller is serious about selling. Offers will made closer to the asking price once the price is reduced.

Some of the most common mistakes that sellers make when selling their homes are:

1. Overpricing a property. Most sellers think that when they price their home high, it leaves room for negotiation. However, you receive the highest amount of views from buyers within the first 30 days of the home’s listing. A fresh, new home on the market always attracts buyer activity! When a home is overpriced, buyers will look at your home but ultimately pass in favor of a more reasonably priced home. Don’t price yourself out of the initial jolt of buyer activity – you will only end up chasing the buyers with price reductions. If you’re interested in the most money possible for your home and possibly even generating a bidding war, you want to price your home accurately.

2. Staging a home improperly. Make sure your home shines – avoid having buyers walk into a dark, cold and cluttered home. You can do this by turning on your lights and ensuring the house is warm to create a cozy and inviting atmosphere.

3. Holding off for a better offer. Typically, a seller will receive offers within the first 30 days of the home being on the market. However, it may not be exactly what they’re looking for. I always recommend countering those offers to get as much money as you can! Remember, “a bird in hand is always worth two in the bush!” Take advantage of the best offer you are going to get.

In my previous post, I spoke about why March is a great time of the year to sell homes in Tahoe/Truckee. To follow up on that, I wanted to give you some tips on how you can get your home in great, sellable condition.

1.    Make sure your house is clean. Since this is your second home, I realize the difficulties of traveling up here and getting everything ready to go. We can help ease that pain by coordinating with a cleaning company to deep clean your windows and carpets. Your home needs to be as clean and fresh as possible!

2.    Remove all clutter from your home. If possible, box up all extra shoes, boots, skis, ski clothes, games and books; all messy areas should be straightened up!

3.    Utilize our staging strategies. Start by purchasing solid, earth-colored towels and place them in the master bathroom and powder room. Next, update the bedspread in your master bedroom with a solid, earth-tone and mountain-style bedspread. Also, add some additional lighting! This could be in the living room, kitchen or any other common areas to showcase the best areas in your house.

4.    When in doubt, take it out! When it comes to the decision of keeping or removing something in your home, get rid of it!

 Why Do Homes Sell Better in March

Today I wanted to talk about why March is the best time of year to buy and sell in Truckee and Tahoe. March is one of my favorite times of year to sell real estate in Tahoe and Truckee! This is because the inventory is still very low and we have buyers who are just coming off of their ski leases looking to buy in the winter months. We also have buyers looking to buy homes from the summer. This creates lots of activity and really low inventory!

Last March, 76% all homes that were listed had sold compared to the yearlong average of 68%. Listing your home now gives you a better chance of selling! Homes in Truckee and Tahoe sell best when the inventory is low and when your home is in great, sellable condition.
